Maintenance Tips
Proper maintenance of your HVAC equipment is critical in order to keep your unit(s) operating as efficiently as possible, lowering your energy usage and preventing costly repairs. In addition, consistent maintenance will improve the life expectancy of your system(s). Heating and cooling costs account for 45% of your energy use each month. According the Federal government, the average homeowner spends over $1,000.00 a year heating and cooling their home.

These tips will help you maintain your HVAC system.

  • Change your filter every month, especially during heavy system use in the winter and summer. A dirty air filter can increase your energy usage and damage your HVAC system. Air filters should not restrict air flow to your evaporator. If you need a high HEPA filter, you will need to increase your return air duct sizing in order to maintain proper air flow to your evaporator.

  • Make sure your outside condenser is free of leaves, cottonwood and debris.  Plants need to be kept at least 12 inches from your outdoor condenser.  There must be proper air flow all around your condenser unit in order to condense your refrigerant from a gas to a liquid.

  • Keep all air vents open in every room in your home.  Closing off vents in rooms you rarely use can create problems with your duct work system.

Comfort Solutions Maintenance Program includes the following:
  • Check thermostat setting to save energy and keep your home comfortable.
  • Tighten all electrical connections. Measure voltage and current on motors.
  • Lubricate all moving parts as needed.
  • Check and inspect the condensate drain in your central air conditioner, furnace or heat pump. Plugged condensate drain pans and lines can cause water damage to your home and property.
  • Wash out your outside condenser coil. A dirty condenser coil can lead to increased energy usage and high head pressures in your HVAC system. Over time a dirty condenser coil can create costly repairs and is the number one cause of compressor failure. Condensers need to be professionally cleaned at least once a year.
  • Inspect, clean or change air filter. Customer must provide air filter before maintenance appointment. If you do not know your filter size, give us a call and we will gladly help you locate the information.
  • Inspect evaporator coil. There may be an additional charge if we need to remove your evaporator in order to clean your evaporator coil.
  • Check refrigerant charge and advise customer if system is under charged.
  • Check the heat exchanger for any cracks. Cracks in the heat exchanger are very dangerous and can cause dangerous carbon monoxide in your home.
